BIM은 핸드드로잉을 컴퓨터로 옮기는 2D CAD와 달리 3D 형상정보 및 속성정보 입력을 통한 가상건설을 기반으로 하고 있기 때문에 3차원 도면을 통한 도면이해도 증진, BIM모델의 속성정보를 활용한 정보관리, 시뮬레이션을 통한 위험예측 등의 장점이 있다. 때문에 국내에서도 2016년부터 조달청에서 발주하는 모든 공사에 대하여 BIM설계를 의무화하였으며 건축의 중요 가시설물도 해당 대상에 포함되었다. 

그러나 일반적으로 BIM 설계를 하기 위해서는 평면도, 입면도, 배치도, 단면도 등 필수 도면을 확보하여 도면에서의 각 라인이 무엇을 의미하는지 파악하고 중심선, 치수선, 텍스트 등 불필요한 요소들을 최대한 제거하여 부재를 모델링한 뒤, 해당 BIM모델에 속성정보를 입력하여 도면에 배치해야 한다. 이러한 일련의 작업들은 숙련된 인력을 필요로 하며, 기존 설계보다 BIM설계의 기간이 더 길어지는 문제가 있기 때문에 설계단계에서 BIM을 통해 비용절감이나 이윤창출을 기대하기 어렵다. 특히, 가설공사는 기존 2D도면인 평면도, 입면도 등의 필수 도면 정보가 부족하며, 직접가설의 경우 건물의 형상과 특징에 따라 상이하게 계획되는 경우가 많아 가설공사 관련 BIM 설계업무를 진행하는데 많은 어려움이 있다. 따라서 비효율적인 가설공사 BIM 설계업무를 개선하고 균일한 설계품질을 확보할 수 있는 방안이 필요하다.

Building information modeling (BIM) involves virtual construction based on the input of 3D shape and attribute information, unlike 2D CAD, where hand-drawn designs are transferred to a computer. Thus, it presents advantages in terms of an enhanced understanding of the drawings with the use of 3D drawings, information management using the attribute information of the BIM model, and simulation-based risk prediction. For this reason, BIM has become mandatory for all construction projects awarded by the Public Procurement Service (PPS) of Korea since 2016, and this requirement also applies to major temporary works in a building construction project.

 Generally speaking, however, in order to perform BIM, one must obtain all essential drawings, such as the floor plan, elevation drawing, layout drawing, and cross-sectional drawing, and one must understand the significance of each line on the drawings. Then, the members must be modeled after eliminating as many unnecessary elements such as the centerline, dimension line, and text as possible, and the attribute information must be entered into the BIM model for the members to be arranged in the drawings. This series of tasks requires skilled manpower, and the design phase may take longer than normal; thus, it is difficult to expect cost reduction or extra profits from performing BIM in the design phase. Of particular note, when it comes to temporary works, there tends to be a lack of essential 2D drawings, such as a floor plan and elevation drawings, and they are often varied according to the shape and characteristics of the building to be built, which presents challenges during the BIM process. Thus, there is a need to implement measures to improve BIM efficiency and ensure uniform design and engineering quality for temporary work.
